Brokers Open

What is a Brokers Open and why is it important when selling your house?  A Brokers Open is much like an Open House except instead of being aimed at the general public, the targeted audience are other Realtors.  This is very important for several reasons.  First it gives first hand exposure to the very people that are shopping property with their buyers.  Sometimes an agent will be at a Brokers Open and immediately say, "Wow, I didn't know these homes were even here"....or "I didn't think this would work for my client when I saw it online, but now that I'm here, it definintely will"...or any number of other things.  Secondly, if an agent receives a call about the property, they will have had a first hand experience with the home and will be much more knowledgeable about being able to answer questions.

It's also a very valuable tool for the listing agent.  When all these other agents come through and tour the home, they give their opinion on how they feel it's priced, how they feel it shows and offer any sugggestions they may have about staging the home  and if there are any issues they feel need to be addressed (smoking in the home, a strong animal smell, carpet that may need to be replaced, etc.)

It's very common to hold these events during the work week, often after the sales meeting and serve lunch.  Sometimes agents get creative and do them in conjunction with other agents that have listings in the area and make them progressive or hold it on a Friday afternoon and serve wine and desserts.
